Hardwood floor repair isn’t just about fixing damage it’s about restoring the strength, beauty, and life of your floors.

Over time, Calgary homes go through a lot. Dry air, moisture, daily wear, pets, and furniture movement can all take a toll on your hardwood.

That’s where we come in.

At Arbutus Hardwood, we specialize in professional floor repair that brings your floors back to life without unnecessary replacements.

Our goal is simple: repair what can be saved, replace only what’s needed, and make your floors look and feel like new again.

What is Hardwood Floor Repair?

Hardwood floor repair is more than just sanding and refinishing. It focuses on fixing deeper issues like damaged boards, gaps, movement, and structural wear while restoring the overall look of your floors.

Unlike refinishing, which mainly improves surface appearance, repair addresses the underlying problems that affect the strength, stability, and longevity of your flooring.

What Does Professional Floor Repair Include?

  • Repairing scratches, scuffs, and worn areas
  • Fixing dents and impact damage
  • Replacing cracked, warped, or broken boards
  • Repairing water-damaged sections
  • Treating stains and odor issues
  • Closing gaps between boards
  • Securing loose boards and reducing squeaks
  • Stabilizing subfloor movement

Calgary is one of the toughest environments in North America for hardwood floors. With high altitude and extremely low humidity levels, wood naturally expands and contracts throughout the year.

During winter, indoor humidity can drop below 10%, causing floors to dry out, shrink, and develop gaps between planks.

That’s why proper repair isn’t just about fixing damage—it’s about understanding the environment your floors live in.

At Arbutus Hardwood, we don’t just repair floors. We adjust every repair based on Calgary’s climate to ensure long-lasting results.

Common Causes of Hardwood Floor Damage in Calgary

floor repairing

Not all floor damage is the same. Identifying the root cause is the first step to a proper repair. Here are the most common problems we see in Calgary homes.

Seasonal Gapping & Checking

During winter, low humidity causes wood to shrink. This can lead to gaps between boards and small surface cracks. Poor subfloor preparation can make the problem worse.

Water & Moisture Damage

Even small amounts of water can cause serious damage over time. Moisture causes wood to expand unevenly, leading to:

  • Cupping: Edges rise because the bottom of the board holds more moisture
  • Crowning: The center bulges due to improper drying or sanding
  • Buckling: Severe lifting where boards detach from the subfloor

Pets & High Impact Damage

Scratches from pets are common, but the bigger issue is pet urine. It can soak into the wood, causing dark stains and long-lasting odors that often require deeper repair.

Scuffs, Dents & Surface Wear

Moving furniture without protection or walking on hardwood in high heels can create dents and wear down the protective finish over time.

Loose Boards & Squeaks

Loose boards are usually caused by subfloor movement, aging fasteners, or improper installation. Professional repair restores stability and eliminates noise.

Hardwood Floor Repair Methods for Different Flooring Types in Calgary

Not all hardwood floors are built the same and neither are the repair methods.

Each type of flooring requires a specific approach. Using the wrong method can cause more damage instead of fixing the problem.

At Arbutus Hardwood, we tailor our repair techniques based on the type of wood, how it was installed, and the condition of your floor.

Here’s how we approach repairs for different flooring types in Calgary homes:

Engineered Hardwood Floor Repair

Engineered hardwood is a popular choice in Calgary homes, especially in basements and modern condos. Its layered construction helps it handle our dry climate better than solid wood.

However, it does have one limitation, the top wear layer.

Common Problems with Engineered Hardwood

The top layer of real wood is typically only 2–4 mm thick. If scratches or damage go deeper than this layer, they can reach the core material underneath.

In these cases, simple sanding isn’t enough and improper repair can cause further damage.

Engineered Hardwood Floor Restoration

When the damage is localized, the best approach is a surgical plank replacement.

This involves using a precision track saw to cut a relief line down the center of the damaged board. By carefully chiseling out the remaining wood from the tongue and groove joints, the surrounding floor remains untouched.

A new matching plank is then modified by removing the bottom edge of its groove, allowing it to drop in and bond permanently with a high strength, moisture curing adhesive.

For lighter wear, specialized UV cured resins can be used to fill the wear layer without needing to replace the entire board.

Solid Hardwood Floor Repair

Engineered hardwood is a popular choice in Calgary homes, especially in basements and modern condos. Its layered construction helps it handle our dry climate better than solid wood.

However, it does have one limitation, the top wear layer.

Problem in Solid Hardwood Floor

In Calgary, the most common issues are checks, which are surface cracks, deep rot from long term leaks, or wide gaps that appear during our freezing, dry winters.

For those wide, unsightly gaps, the best fix is not putty but wood slivering. This involves cutting thin, tapered strips of the exact same wood species and gluing them directly into the gaps.

Once the glue sets, the strips are sanded flush, making the gap disappear into the natural grain. If a section of the floor is rotted or structurally soft, a staggered replacement is performed.

This means cutting out the damaged boards at different lengths to mimic the original weave of the floor, ensuring the repair blends in rather than looking like a square patch.

Some Common Hardwood Floor Damages Restoration

Surface wear is inevitable, but deep gouges require a multi stage approach to fully disappear. While light scuffs may only need a quick screen and coat, significant scratches require a more precise, surgical approach.

Structural Filling

A high density wood epoxy or a professional burn in wax stick is selected to match the base tone of the timber. This material is melted or pressed into the damaged area to create a solid foundation that can withstand future foot traffic.

Precision Leveling

Once the filler has hardened, a specialized cabinet scraper or razor sharp chisel is used to remove excess material. The goal is to make the repair flush with the surrounding wood, so there is no noticeable bump underfoot.

Artistic Grain Replacement

Because natural wood has varied patterns, a solid filler alone can look obvious. Using fine tipped artist brushes, grain lines are carefully hand painted over the repaired area to match the natural flow of the wood.

Localized Sealing

The final step is applying a localized finish, often cured instantly with UV light. This top layer is carefully matched to the surrounding sheen for a seamless appearance.

Gaps are a common side effect of Calgary’s dry climate, but they can become traps for dirt and moisture if not sealed correctly.

Environmental Stabilization

Before any physical work begins, the home’s humidity levels must be checked. If the air is too dry, the wood will continue to shrink, making any immediate repair temporary. In many cases, a humidifier should run for several days to stabilize the planks.

Custom Trowel Filling

For gaps wider than 2 mm, using simple putty is a mistake because it will eventually crack and fall out. Instead, thin slivers of matching wood are custom cut, coated in adhesive, and carefully placed into the gap to create a permanent wood to wood bond.

Localized Sealing

For smaller hairline gaps, a wood floor paste is created by mixing professional resins with fine dust collected from the floor during sanding. This ensures the filler matches the color and texture of the surrounding planks.

How to Repair Wood Floor Water Damage?

floor polishing

Water is the most aggressive catalyst for floor failure. Success depends on moving quickly and ensuring all moisture is removed before the finish is applied.

Comprehensive Moisture Mapping

Technicians use non invasive moisture meters and thermal imaging to identify where water has traveled. It is common for moisture to hide behind baseboards or soak into the subfloor, even when the surface appears dry.

Industrial Dehumidification

High tech LGR (Low Grain Refrigerant) dehumidifiers and axial air movers are used to pull deep seated moisture out of the wood. This process can take several days, as drying the wood too quickly can cause planks to split or check.

Structural Refastening

Once moisture levels return to a safe 8 percent to 10 percent range, the planks are inspected for stability. Any boards that have loosened or cupped are nailed or re glued to the subfloor before sanding and refinishing begin.

TESTIMONIALS

I have been working with Dave from Arbutus Hardwood for many years now and can not say enough good things. I am a Contractor/ Red Seal Carpenter and have had a few Jobs that have had hurdles to overcome one such job had hardwood at 2 different heights and Dave was able to come up with a solution to blend the floors to create a seamless look! I have had jobs with boards that moved more than normal and again Dave was able to repair the floors to a sound state and look beautiful. In my humble opinion if you are looking for your floors to be refinished look no further as you are in the best hands possible.

Richard Ouimet

Our first exposure to Dave Cunnings' hardwood craft was in 1992, when we worked with him to install and finish approximately 2,500 sq ft of white oak flooring in a new country house. The material used was 2 1/4” x 3/4” solid white oak. The finish was a water based , low VOC , super durable urethane finish. The result was a very elegant , aesthetically pleasing , non-allergenic , and highly valuable flooring that would last for many decades, and as a solid wood through out, could be refinished up to 4x in the future.

Making a large and lasting contribution to the guest experience, and the longevity of our artifacts. Always delivering on both customer service and excellent quality.

I consulted Dave at Arbutus to do a complete install of vinyl plank flooring in my basement and and a complete onsite install and finish of white oak hardwood on my main floor. A key for me was a short time frame to complete the work to make my move in date. Dave showed up and gave me professional advice as to what was involved in making the job happen in a tight time frame. He and his crew showed up on time did a fantastic job, gave great advice on materials stain color choices. He kept me updated on progress so I could coordinate my move in and worked with me to make sure that happened. In the end I was able to secure my move in seamlessly. Dave's quote was as we discussed with no hidden fees which was also important for me to stay on budget. I would highly recommend Arbutus Hardwood, and am very satisfied with the work Dave and his team provided.

Rodney Banks

As a home builder it is important for my business to keep our word to our clients. I was searching for a hardwood installer and decided to consult with Arbutus. I found the owner Dave to be very well experienced in the trade and very professional on how he conducts his business and manages his team. I was delighted to find his workmanship second to none and his on time delivery outstanding. This is so important when coordinating several trades, that work be conducted and finished on time. I look forward to working with Arbutus again in the future and highly recommend them for any install or refinishing work you may require.

Hardwood Floor Refinishing FAQ's

What is the cost of wood floor damage repair per square foot?

For structural repairs, you can expect to pay between $20 and $40 per square foot for the specific area being repaired. This reflects the level of detail and manual labor required compared to full flooring installation.

If the wood has turned black, the damage is usually internal. The affected planks need to be removed, the subfloor treated with an odor blocking sealer, and new wood installed. Attempting to bleach the wood rarely works and can damage the surrounding finish.

We use a laminate repair kit that involves a melting iron and different shades of hard wax. By layering the colors, we recreate the natural grain of the laminate.

For surface scratches, a simple screen and recoat is usually enough. For deeper scratches, we use wood filler combined with localized staining to blend the repair seamlessly.
